NEVER use the Home Inspector Recommended by your Real Estate Agent

The majority of home buyers use the inspector recommended by their real estate agent. The agent wants to make the sale and is not likely to recommend an inspector that will find a lot of problems and perhaps kill the deal. The inspector likes to get lots of referrals. Find an inspector that has been in business for a long time, find out if they have a license and if they have errors & omissions insurance. If you want to use the inspector recommended by your agent, check them out first, don't rely on your agents referral alone.

If you get a bad inspection, as many people have told me they have, there isn't much you can do about it. Your best bet is to educate yourself on what to look for. Look the house over as good as you can before you hire an inspector. You will then be prepared to ask questions about areas that may concern you and will be better able to spot a bad inspector.
